Commercial EPCs
From October 2008 it is a requirement that all commercial properties have an Energy Performance Certificate when they are sold, rented or built. The assessment is more detailed than the Domestic EPC and uses the Simplified Building Energy Model (SBEM) software developed by BRE.

Commercial EPCs are similar to domestic EPCs in that they are rated on an A (most energy efficient) to G (least energy efficient) scale.
Commercial EPC ratings are based on Carbon Dioxide emissions. A recommendations report accompanies the EPC report. There are 3 levels of Commercial Building:
Level 3 – Heating under 100 kW and cooling under 12 kW (SBEM modelled)
Level 4 – Heating over 100kW and more extensive cooling and air conditioning (SBEM modelled)
IDEA Ltd is accredited to carry out Level 3 and Level 4 commercial EPCs. This includes "on construction" commercial EPCs.
Prices for Commercial assessments vary significantly and are influenced by factors such as floor area, types of activity and complexity of layout.
